South Austin Neighborhoods

South Austin runs the gamut from the wide open green spaces of Barton Springs, to the trendy shopping/dining/artist/music districts in and around SoCo, to the ethnic, culturally rich urban landscapes around St. Edwards University, to the quiet, middle-class residential communities south of Hwy. 290. 

The west side of the area is home to Zilker Park, Austin's favorite park and home to the annual Austin City Limits music festival as well as a popular spring-fed swimming pool. Snuggled among the hills and trees are upscale apartments and condos, and homes dating from the 1950s-1980s. The region is close to the many shopping, dining, and entertainment options just to the north and has a wide mix of residents including artists, local shopkeepers, professionals, singles, and families. This section provides many of the advantages of west Austin without the steep price tag.

Going farther to the east brings you to the vicinity of south Congress Ave. This is one of the most well-known areas in Austin for its local shops, cafes, live music, and nightlife. Local singles and couples who crave the music and nighttime scene happily live here. And just east of that are residential neighborhoods with starter homes, close-knit communities, kid-friendly activities, and decent schools, favored by young families in their 20s and 30s.

Just to the south of Hwy 290 are ethnic neighborhoods with more affordable housing that is popular among students of St. Edwards University and other colleges in the vicinity. Going further south of 290 brings you to quiet, middle-class neighborhoods with strip malls and restaurants, popular among families, empty nesters, and seniors. More and more apartments and duplexes are also being built here for singles moving into the area.
