Summary

Balcones Woods is a small community conveniently located near the major thoroughfares and shopping centers of north Austin. The neighborhood was developed in the 1970s and early 80s and most of the homes here were built around that time. Although many people own their homes, there are also many apartments and rental properties.

The neighborhood offers amenities including a community center, pool, park, and tennis courts. The area is close to the high-tech centers and employers of north Austin and not far from downtown. The proximity to the local highways gives ready access to other parts of the city.

Features

Balcones Woods is a neighborhood of about 550 homes, located in the heart of the shopping and dining area of north/northwest Austin. Completed in the early 1980s, the neighborhood has a mix of private homes and apartments. The area is known for large, mature oak trees, traditional-style brick houses of varying shapes and sizes, and well-manicured lawns.

The area is adjacent to Hwy. 1 (MoPac) and Hwy. 183, two major local highways in Austin. Because of its desirable location, the neighborhood is a popular place for singles and families to live.

Although the neighborhood is relatively small and many residents are renters, it has a strong sense of community. All residents join the homeowners association, which is very active. The association sponsors a number of annual events including an Easter Egg hunt, Fourth of July parade and Christmas party. There are also many individual special-interest clubs that residents have formed.

The neighborhood has a community center, swimming pool, tennis courts, and neighborhood park. Balcones District Park, Schroeter Park, Balcones Country Club, and Great Hills Country Club are also nearby.

The neighborhood is located next to the Arboretum and the Domain, two upscale north Austin shopping centers. Both have retail stores, restaurants, and cafes. The Arboretum has a cinema and bookstore as well. The Domain has been known to provide artificial snow for kids in the winter.

The neighborhood is attractive for people who work downtown or in north Austin and desire to be close to the amenities of the northwest shopping district.
