Summary

Cat Mountain is an affluent neighborhood in the hills of northwest Austin, with good views of Lake Austin and the Colorado River. The neighborhood is conveniently located near two major local highways, and just a few minutes' drive from downtown and the shopping centers of northwest and west Austin.

The neighborhood offers several amenities to enable residents to enjoy the outdoors and the lake, and other amenities are nearby in the area. Many of the homes are fairly new, as the community underwent substantial development in the early 2000s to accommodate a large influx of newcomers.

Features

Cat Mountain is a tranquil, private neighborhood with high-end homes and nice views of the hill country and the Colorado River. The neighborhood was originally developed in the 1970s and 80s and has seen continual construction through the following decades as more people moved to the area. With 26,000 residents, the community is attractive to many single professionals and upper middle class families.

The neighborhood is located near Hwy. 1 (MoPac), Hwy. 360, and FM 2222, three major local thoroughfares giving residents access to the rest of the city and west Austin. The neighborhood is about 10 minutes' drive from downtown, and five minutes from the Arboretum with stores, restaurants, and cinemas. The neighborhood is also close to the high-tech companies of north Austin.

The neighborhood has a clubhouse, tennis and basketball courts, playground, picnic area, and swimming pool, all of which are within walking distance for most residents. The homeowners association provides unlimited access to these for about $45 per month. Hikers and bikers can explore miles of trails in the neighborhood and enjoy upclose views of the surrounding hills and woods. For boaters, the neighborhood is a five minute commute from the nearest boat ramp.

Many homes in the neighborhood have good sunset views and also panoramic views of the hills, the Colorado River, or the Austin Country Club Golf Course. Many homes have upgrades to take advantage of the natural scenery such as enlarged windows, decks and terraces, outdoor kitchens, and private gardens. Some have multi-acre lots.
