Dawson Neighborhood Guide

Summary

Dawson is a south Austin neighborhood that retains much of its vintage atmosphere from the mid-20th century, but is slowly modernizing. Some long-time, close-knit residents are here, mixed with newcomers including artists, musicians, families, and students at nearby St. Edwards University. The area is close to the crowds and nightlife of the SoCo area, but far enough away to be a quiet, relatively safe neighborhood. A good number of local eateries are in the area.

Dawson is a laid-back, quiet, residential neighborhood in the middle of a bustling urban setting. The traffic of S. Congress St. and the St. Edwards University campus are just to the east, and the south Austin shops, cafes, and nightclubs are just to the north. But the neighborhood has managed to maintain much of its original character.

Many of the homes here date back to the 1950s, and residents who have lived here for years form a close community. However, the neighborhood's convenient location has led many newcomers to settle in the area.

Although close to many shops and cafes just to the north, Dawson itself has many local eating establishments and businesses. These include art galleries, landscape designers, and Austin icons Torchy's Tacos and Amy's Ice Cream.

The neighbors are generally low-key and accepting of new residents. The population includes all types: singles, young families, artists, and students. The area is close to Hwy. 71, providing access to other parts of the city, and public buses are also available.

Residents have access to parks and quality schools, and the Barton Springs Greenbelt and Zilker Park are just to the west.

Dawson has a lot of one-story, three-bedroom, two-bath, single-family houses. The majority were built in the 1950s to the 1980s. There are also some condos and townhomes. Home values have remained pretty stable.
