Pecan Springs-Springdale is a quintessential older suburban Austin neighborhood – quiet, with modest, ranch-style homes built around the 1960s and friendly, longtime residents. The multi-ethnic population of largely Mexicans and African Americans is close-knit and the people look out for each other.

The population average age is older than the city average. The neighborhood’s quiet atmosphere and safety attracts seniors and empty nesters. Housing is affordable here – a typical home is priced in the mid $100K range, which attracts younger families. There are some affordable apartment complexes which makes the neighborhood attractive to students, although the neighborhood is about 20 minutes’ drive from downtown and the University of Texas. The neighborhood is close to Hwy. 183 and 290, two major local highways, making the rest of the city accessible.

Within the neighborhood is Pecan Springs Park, and Bartholomew District Park is nearby. Also just west of the neighborhood is the Mueller Development, a mixed-use urban village with a large shopping center, residences, parks, and open green space.

Pecan Springs-Springdale is an attractive neighborhood for people looking for a clean, quiet, environment, as well as singles and families looking for affordable housing.
